Winvic Construction has been appointed as the main contractor to begin the £93 million GDV project by Warwickshire County Cricket Club & PATRIZIA AG, which purchased the residential site next to the Pershore Road from Warwickshire CCC and Homes England.

All works are expected to be completed in the second half of 2023 with the plaza, landscaping and car parking works completed by Spring 2022, when Edgbaston hosts the women’s T20 tournament in the Birmingham 2022 Commonwealth Games and a men’s Test match between England and South Africa.

Craig Flindall, Chief Operating Officer at Warwickshire CCC, said:

“Despite the barriers created by the COVID pandemic and national lockdowns, we have been able to navigate a way through and are delighted that we can now get this major redevelopment project underway, which will transform our stadium footprint and the surrounding facilities.

“It has taken great efforts to keep things moving in the current climate, but today’s start ensures that key elements of the project will be completed ahead of the Birmingham 2022 Commonwealth Games and everything will be completed by Autumn 2023.

“Later this year we intend to reveal plans for the third phase of the Edgbaston Masterplan, which will include the next phase of the redevelopment of the stadium.”

The 375 apartments within the Edgbaston Residences are a build to rent (BTR) scheme and offer car parking and cycle storage. Approximately 20,000 sq ft of retail and leisure space is available on the ground floor.

Mark Jones, Winvic’s Director of Multi-room, commented:

“The Residences BTR project and redevelopment works for Warwickshire CCC are both exciting schemes in different ways, and winning these contracts illustrates Winvic’s breadth of experience across the various areas of construction. Winvic is as comfortable delivering 18-storeys of luxury apartments for PATRIZIA and highways works for Warwickshire CCC as it is creating over 76,000 sq ft of car parking and a large piazza which will be welcoming people to watch the Commonwealth Games in 18 months. We have already built a great relationship with these two new clients and we’re looking forward to exceeding their expectations.”

Housing Minister Rt Hon Christopher Pincher MP said:

“It is a top priority for this Government to unlock new homes for more people and we will always support schemes which deliver the well-designed, quality homes the country needs.”

“I am delighted that work has begun on the second phase of the transformation of Edgbaston Stadium, which will lead to over 370 new homes for local people in Birmingham, with retail and leisure opportunities to support a thriving local economy.”

Warwickshire CCC’s key advisors on the project were Savills, Gowling WLG & Wilson Owen Owens.
Phase 1 of the Edgbaston Masterplan saw the £32 million redevelopment of the South and West Stands, which created some of the best facilities of its kind for spectators, hospitality guests, players and match officials.

Following the demolition of around one third of the stadium, this phase of the Masterplan completed ahead of the England men’s 2011 Test match versus India, which saw the hosts go top of the ICC men’s Test match world rankings.
